Joint venture partner course, this involves helping you negotiate with joint venture Partners.
There are two types of joint venture partners that we teach you how to negotiate with.
The wealthy business person, doctor, executive, these people are wonderful people too use as funding sources and business partners.
We typically create a brand new business entity LLC just for one project.
- Let’s say the project after the repairs are done is worth $500,000.
- The repairs are $100,000
- We can buy the property for $250,000..
- So we need from the joint venture partner 250,000 + $100,000 or $350,000.
- He active JV partner investor does all the work and resells the property for $500,000, paying off the $350,000, was selling costs of approximately 10% of $500,000 or $50,000
- After all costs at closing the LLC is cut a check for $100,000. This is split 50/50 between the active investor and the silent investor.
- The silent investor can use their IRA and not pay tax on their profit of the joint venture.
