  • You make an offer to the seller for the sales price, money down, and monthly payments. You make sure that the cash flow is good compared to the person moving into the house.
  • For $100,000 house as an example,
  • You give the seller purchase price $99,000, $500 down, payment of $800 a month, five year term, balloon payment of [ $99,000 – (800 x 12 x 5) = $51,000. ]
  • Your exit strategy is to give your buyer a lease with an option to purchase with 3% down, or $3,000, Market rent of $1,100 a month, 60 month term (12 months lease with four extensions) and a purchase price of $110,000.
  • You can see that your profit will be $300 a month, plus a $10,000 spread on the sales price.
