What is hard money?
Well hard money is invest your money that is being put into a pool to lend out specifically to Real Estate Investors. These loans are for Rehab projects. Here’s an example.

Bobby the investor finds a really run-down ugly house that needs $20,000 in work. If he puts $20,000 into the house, he will be able to sell it for $100,000.

Problem is Bobby doesn’t have the money to buy it. So he goes to a hard money lender. He tells him it needs $20,000 in work. They’re going to teach him how to figure out what is it going to cost to buy the house for no money down. The formula is like this 65% of the after-repaired value which is $100,000 which is $65,000 minus repairs is going to be $45,000. Bobby needs to buy a cheaper than 45,000 in order to be able to get a loan for $65,000 to have enough money to improve it.

So he has to negotiate with the seller 45,000 or less.
Bobby buys it for $40,000, we have the property and resells it for $100,000, and pays off the hard money loan.
