Landlords want consistent rent and no damage and no hassles from tenants especially toilets being backed up late at night. They hate evictions and no cash flow with a bad tenant not paying for months and months.

Many times we will show the benefits of turning the property into a rent to own rental, and we will do a lease option assignment and earn 3% of value of the property. Not all landlords will do it but many will especially if they’ve had problems in the past.

Also many landlords will sell on seller financing with a land contract or installment sale.
