JV partners are people that can provide funding for purchase and repairs, and in return be a partner in the profit once the property is repaired and resold.
People like doctors and lawyers and business owners that have a good amount of money, these people make great joint venture partners. We like to encourage them to fund the project through their IRA. Once the profit is realized from the investment it stays in the IRA and they don’t have to pay taxes on the profit.

Now on a minor rehab we have done a joint venture with the home seller before. Let’s say it’s an expensive house of $700,000, and it needs a light rehab of $20,000. It’s not a lot of work. But it needs to be done before it can be sold and realized a price of $700,000.
I always call brokerage houses and ask the broker if they have any properties that need a light rehab before they’re sold. This works out well for the home seller because we will partner with them and then sell the house.
We are not loaning the money to the home seller. We are buying it on seller financing with the agreement that we will resell it quickly. This Arrangement will net the seller more money 65% of after repair value (ARV) minus repairs.
