Rent to own or lease with option is a popular way for tenants to stop renting and start putting a plan together to own their house. It can be time consuming dealing with tenant buyer applicants, we always do it in a group setting instead of one-on-one. We want to have a sense of competition with a group so that they’ll be motivated to try to beat out the other applicants.
At a minimum we will get above Market rent and we will get 3% of value. Let’s say it’s $100,000 house we will get at least $3,000 as an option payment that’s not refundable. If you do it in a group setting they can put a bid in and see who can put the most amount of money down.
