Marketing Sellers – Expired Listings
If you’re home seller and you hire an agent to sell the house, and it doesn’t sell, and the listing goes expired, How do you think you feel? Pissed off? Frustrated? You feel like you wasted a lot of time?
Can you imagine if you had a new job that you had to sell the house and get going you don’t have time to screw around?
I love talking to expired listings. I have a solution for him. I’m going to find somebody to move into that house and pay the Piti payment for 5 years, pay down his mortgage for 5 years, and then will be a big payoff at the end of 60 payments. The home seller will also have turned his house into a investment property, getting great tax deductions from the IRS.
As a real estate investor, I will position myself either in the Middle with a sandwich lease option or I will do a lease with option assignment. If the seller doesn’t want to sell the property on lease option, I will offer a land contract.
