The best way to get started is to focus on these kinds of deals:

Wholesale deal which involves a purchase and sale agreement or option agreement.
Lease option deal which is either a sandwich or a lease option assignment also called wholesaling lease options. It depends on which way you want to go.
Subject to with Land Trust, you can either do a subject to with a promissory note or without a promissory note.
Buying on land contract or contract for deed is popular in the Midwest.
Creating an installment sale on an expensive pretty house for older retired people really helps their capital gains tax. The strategy is you structure of payment that you can get a cash flow long-term on a rental, keeping the payment steady and raising the rent over time.

Those are the best ways to get started.

It takes time to be able to be successful in real estate investing. If you read how I got started, I saw (interviewed) four or five home sellers every day 7 days a week, so that’s at least 30 a week, or 120 a month, or 2400 a year, I did this for 2 and 1/2 years, but I worked for somebody else, my name is not on the door. And I made $500.00 plus reimbursed for gas and meals.

Then I got the courage to start on my own.

I did my own marketing and screening and closing the seller, and

watching over the deal to finish the sales process,

then I hired a good property manager agent that could show a “rent to own home, and then

I would close on the option to purchase part.

You can do this business,

But if you’re just doing wholesaling and not the creative financing such as lease options and subject to an installment sales, you really are leaving a lot of money on the table and not being successful.
