I'm a big believer in helping the seller maximize their equity in their house.  We do this a few different ways.

- Subject to the existing financing, with a note and without a note

lease purchase

- land contract - contract for deed

wrap around mortgage purchase

Now we do get involved with rehabs and we do get involved with wholesaling with pre-foreclosures, but we are not in the ugly house business, we are in the pretty houses business.

There are a lot more pretty houses out there than wholesale deals.  And the seller doesn't have to be that motivated for pretty house sales.  In wholesaling, the seller needs to be extremely motivated.
