I was really leaning on going down the Lease Option route but didn’t know where to start. I was reading a post and stumbled across Brian. The more I read the more I realized that he was the person that I needed to talk to in order for me to get on the right path. The day I talked to Brian he was very courteous and insightful. He more than took his time and answered all my questions and really opened my eyes to all the strategies that are out there. We specifically talked about getting my license and how that would greatly benefit me ensuring me to work with an agent that is comfortable with creative investing. We talked about how to get leads. He expressed that wholesaling is for the blue-collar areas and not white collared areas. We also talked about really getting banks to work with your tenant-buyers to help them get a mortgage. We also talked about marketing strategies, lease option assignment and specifically using an option fee as a discount on the sales price and not as a down payment toward the purchase price at the end. Be aware of the Dodd-Frank Act. He suggested that I read the book “Shift” by Gary Keller. If you’re reading this right now, you might be wondering if Brian Gibbons is right for you or not? Please understand that Brian Gibbons is the real deal! I have had “Coaches” in real estate in the past. They were all a joke, expensive, and I didn’t learn much from any of them. So, when I met Brian, I was very skeptical initially. That skepticism didn’t last past the first few minutes of knowing him. Brian is unique because he is a real person and he takes the time to know you as an individual first. He doesn’t need or expect you to fit in a box. Brian has taught me so many things about real estate. He’s also taught me about business, he’s spotlighted fundamentals and drilled them with me until I knew them. Rarely are these fundamentals highlighted when you search around about creative real estate investing. Think of a team sport, where you are taught the fundamentals, and then you practice them. Then you’re ready for the game. My experience had been the reverse of that until I got with Brian. Prior to working with Brian, I was going out there trying to do deals without even knowing I lacked in so many of the fundamentals that are critical for success. Additionally, Brian is doing what so many “coaches” fail to do, and that is he wants you to succeed and move on. He wants you to evolve and grow both personally and in a business sense. I want to thank Brian Gibbons taking the time to walk me through the different options I have with a prospective seller. Not only did I gain a better understanding of executing a sub 2 and LO, Brian armed me with the concept of JV with the seller. The house is in a hot market 60 miles north of NYC with a lot of “granny houses.” Deal structure would look like this: 1. Buy on a Seller Financed Mortgage 2. Repair the house with private money (no serious repairs only updating) 3. List and Sell 4. pay the private lender 4. Earn a JV Fee of $10K or so 5. Pay the Seller’s note off I am excited to present this as an option to the seller as he has minimal equity and I don’t want to waste the lead.
