The biggest challenge in getting started in real estate investing…..

  • The biggest challenge is marketing for Motivated sellers, trying to find a motivated seller that you can make money with.
    • We do like pretty houses in areas.
      • Many of these houses are in great condition and they’re in good school districts.
      • That does not mean that we don’t like wholesaling, but the kind of business that we’re in it’s called purchase option investing. 
      • It’s working with the pretty houses and using purchase option agreements.
  • The next biggest challenge especially new people is what to say to the seller to get a term’s deal. We’re not negotiating just for cash. We are doing cash or terms.
    • Take a look at the basics of negotiating with a motivated home seller. You’ll see what I mean about the language that you use.
  • It’s very important to have some private lender money when you need it. You can’t wait until you need it. You need to line it up so that you can go out and take advantage of certain situations.
    • Sometimes you have to clean up a house and it costs $5,000 that you don’t have. Sometimes you need a down payment to take over a house of $5,000 and you don’t have that.
      • It’s very important that you have three or four or five private lenders that you can go to quickly and get the money. We teach you how to find them and how to negotiate a win-win contract with them, and if the private lender has money in their Ira how to use a self-directed IRA to be a private lender.
  • Sometimes you’ll find a larger project and you need a joint venture partner.
    • This Silent Partner will fund the deal.
    • They will either pay all cash, and pay for the renovations.
    • You find it, supervise the renovation and resell it.
    • You return all the money to the joint venture partner, and split the profits.
    • If it’s a lot of money in the profit, we don’t necessarily do a 50/50 split, we might do a 33-67 split.
    • This could be an expensive house or a small apartment building.
    • Many joint venture partners are very successful business people, like lawyers and doctors and business owners.
    • We do not want you approaching people for joint venture deals until you have a good track record, meaning 5 to 10 deals already finished.
  • Disposition or selling properties we tend to want long-term cash flow.  
    • If you going to buy and resell quickly you going to pay a lot of money in tax because of capital gains.
    • The best strategy is to hold it for a year and a day so that your capital gains is much lower.
    • For that reason we sell a lot on seller financing and lease with option.

How much money can you make as a real estate investor?

Well we tend to work backwards from the financial goal of how much money do you need.

  • Let’s say that your spouse stays home and minds the children and there’s only one income earner.
  • So you look at your taxes last year and see how much money came in on a gross basis.
  • You want to match that.
  • Or do better than that.
  • The nice thing about owning your business is you can write off of a lot of expenses.
    • Understanding business deductions is important.

What if I never had a successful business?

Now a lot of people have never had a business before.

  • They don’t know the first thing about getting started.
  • They don’t understand liability in case of getting sued by somebody.
  • They don’t understand the taxes for small business.
  • We make sure that you start an LLC right away.
  • Track all your expenses.
  • Every week write out of sheet about where your money went.

Big Mistakes

There’s a big mistake that a lot of beginning Real Estate Investors do and that’s they do marketing right away and

  • they don’t know what to say to the seller and
  • they don’t know what forms to use and
  • they don’t have a team of title and legal and tax behind them.

  • I worked for somebody who had 45 years experience, old enough to be my grandfather, and he taught me everything he knew in 18 months.
  • And then I got started my own business after that.
  • I made a good amount of money on the first 12 months of my business.

  • You study lessons on how to do deals and how to do marketing.
  • You also learn how to negotiate with sellers and buyers and agents.
  • And you learn about contracts and forms.
  • And you learn how to promote your business.
    • But you have to do the work!
